If they're pitching a program, do not buy it until you are 110% deadly committed to it such that that will be your course of action.Commitment and persistence have been my biggest assets.

You'll need to make a HELLUVA lot of offers, and be very consistent / persistent with keeping up your search. 

Patience and persistence are also key - I think it took 3 or 4 offers for one client before we finally got a MF property under contract. 

I was moved by what that movie taught me, "Patience & Persistence"..

If you have to submit 100 offers to get 1 deal done then that's what it takes  be persistent and be patient the deal will come.

It puts your much smaller list of buyers in a much more powerful position because they know you don't have as many options.If the seller persists, and you don't think it's right, don't be afraid to back off. 

If I was going to just cover it up with 1/4" drywall (which I do understand if it contains asbestos) but then I'd still (thoroughly) coat that ceiling with zinsser bin shellac to avoid any possibility of off-gassing-- that smell can be mighty persistent.

The roof, electrical, Windows, sewer, etc are persistent pains. 

It takes a lot of work and persistence.
