A lot of people prefer to rent where they can have room to stretch their legs rather than right in town, and the rents are close.

Offer to do the leg work of a deal and add value to that individuals business.

For $2000 a month, there are smaller firms that can do the leg work for you. 

But i'd be willing to bet that you'll miss something along the way that will either cost you money, give the seller a leg-up on negotiations, or cost you the deal.   

In your opinion does this seem like too much leg work for a small deal or is this a great opportunity to learn a lot on my first deal?

I don't have the time to go out and work the streets like I used to, so willing to pay a wholesaler to do the leg work of course.

For this kind of listing, what you are paying an agent for is leg work to manage showings and representation.

I'm a new investor in Cincinnati, Ohio and will be in Orange County, California mid-August for about a week or so.
