I ended up going the rehab+flip route instead but did a lot of legwork on looking for a rental property that I could live in and have roommates cover my my monthly payments.

Focus on looking for good value add buildings that are mismanaged but have potential to increase rents or decrease expenses. 

I think there is more to a credit check than just a score so look at the entire picture.If I were you at this point I would keep on looking as there are many tenants and you want to ensure you place a great one that meets all the criteria.
