There are some horrendous mentor programs out there (fake gurus), but the content is probably fine to below average.

Hey @Jake Wosick - You should definitely connect with @Zach Shepard above, he's been a great mentor for me and knows the off-market chicago space better than most.In my opinion, the key to off-market deals is understanding the ROOT issue with the seller. 

What Kate describes is basic Due diligence one oh one before U close. and if Kate is relying on her mentor or their VAs to do her due diligence I can tell you that is not the way to go about it..
