There is most probably a provision for termination by the tenant in either the lease or under the legislation.  

The landlord tenant regulations and tenant friendly legislation is the root cause.

Hi BP,Yes the news these days is tough to keep up with and comprehend with all the various legislative orders and changes going on - I'm not trying to start any political discussions here, so I ask everyone to weigh in respectfully.That said, I'm wondering if any BP members and those that invest in real estate in Texas are keeping a close eye on potential impacts this "wall" may have on the local real estate industry there.

So I have tried to read the Dodd Frank legislation, but I can't make heads or tails of it, but some time back, I'd heard that we couldn't advertise the way we used to for private lenders (Attn Investors Earn 8%-15% return on your money secured by first mortgage in real estate)...  

It will protect you legally since most states have enacted legislation that curtails the activity of brokering deals without a license.

I am not going to bypass them because of my gut or other biases/prejudices.Now the HUGE problem I have after reading the legislation is the time frames...
