If you're using a property manager, I'd start interviewing companies now. 

Just hop on the ole Google and start interviewing CPAs and their knowledge in Real Estate.

I have had clients that did not know this house was vacant 4 months caught fire burnt to the ground .. first thing the adjuster does is interview the neighbors and ask when was the last time anyone was living there.. so same thing here with the freeze you need builders risk / vacant home rider  in these situations. 

I think Eric Levenhagen in Mason City would be worth interviewing for the things you have in mind.

I can't see where you are but I'd love to have a conversation with you on questions that you should be asking, when interviewing a PM company.

If I were you, I would contact a few, interview them, and select the one that is the most knowledgeable regarding your specific situation and investing goals.

But then you have a headache tenant and are likely to need to drop rents when that tenant leaves.I would interview the management company on the property and understand how you can terminate them, should you need to.  

Axel, talk to Ann Bellamy, who is fairly prolific on BP and was in podcast interview #9, I think - she's a hard money broker, a great lady and I'm sure she would be happy to let you pick her brain about this side of the real estate biz.

However, I have just found that interviewing and hiring my own on Upwork works best for us.
