Of the CRM's I tested that were part of an all in one system, they lacked basic task management. 

I usually do a test run of my taxes in November so that I have time before 12/31 if I need to make any moves, so at least I know what I can count on at the bottom level, since I already know my bracket will end up being at or above 24% this year.

Always test a small spot in somewhere that's not noticeable to make sure it's not going to damage it.

I would just add that some of those lower priced, cash-flow areas will also come with more intensive management requirements.  

Regional lender know's this would put them outside of passing stress-test markers.

Markets to avoid are usually cash flow; they are just time-intensive to manage and a toss-up on tenancies.We need to know your price point, what you are looking for, expectations of investing, and if you have any other properties to help on towns.

I know in Washington state a home owner can do their own work including electrical and plumbing, but as you pointed out has to live in the property for 1 year after completion.If you get licensed as a contractor (in WA state it takes some paperwork, filing fee and insurance/ bond, no test, no experience etc.. )  Then you do the work under you contractors license and no holding period needed. 

When you meet with the contractors, make sure to have them help you understand what you have, what will be required to repair and maintain what you have, and what you should be budgeting for future capital improvements, if needed.As we go through DD, we are also putting together the strategy for the park, performing our rent survey, running our test marketing to understand the demand in the market, and creating the budget for the project.All the best,Jack
