I guess if you have well-informed capable parties on all sides of the deal that understand fully (within disclosure limits) what's going on, god bless them if they can make money doing wholesaling.Just seems wholesalers love playing up the no money and then getting a fat check without any liability that concerns me - Especially if they represent the property as something it's not.

I would design it about twice as wide as the entry door, tighter to the wall, with fat square columns, and either a flat or pitched top with a standing seam roof.One of the issues is the irregular window spacing.

You learned several things here,1) Every adult must sign the contract2) Every adult should undergo a background check before you enter into a contract with them.3) Subletting (which is really what this sounds like) is not allowed.I think you have an argument that the other tenants actually Sublette the unit and as such they are actually the landlord.

Commissions are not set, if you and an agent agree on a fat commission (7% vs 5%) on a good deal there is nothing improper about that.
