That being said if it is a war zone and  going down hill fast well then just sell.  

If they are not, it will go down hill quickly.

When you buy, run the #s on turning it to a rental in case you want to move and the market has turned around.Everyone's strategy is different, but I've been converting properties to paper and I plan to snag up rentals on the downhill like I did in 2008-2010.

And you have to be more actively engaged in management, or it can go downhill real fast.I own a SFH rental in a neighboring town with such a house down the street.

Hey @Anna Sam, Vacasa has really gone down hill since they went all nationwide.

Me personally I would steer away from rockland its going down hill rapidly and and the cost of living is through the roof.

As such they have the best business class milage seats to go to Hong Kong and then connect to any number of Asian destinations.. 80k to 100k miles depending on the flight round trip.. that is a good value those are 5k dollar tickets .. and going the other way I find British has some of the best pricing same thing but British quality has gone WAY down hill over the last decade but we took them to Israel business same thing under 100k miles each.. great way to start your international journey .. then when you marry that with your Hilton or Marriot points we get free hotel.. again HUGE savings when doing this internationally  domestic you buy the room to build the points .. anyway that's how we use ours. 

Because after that, I think things will noticeably go downhill from there..Again, I don't think you can go wrong anywhere in Canada, as long as you execute well.
