Trust deed states are much safer to loan in than mortgage states. when POL started they were in NJ and FLA two of the toughest states in the country to foreclosure and corral your collateral in.. most investors not knowing what they did not know .. just did not know the dangers of investing in mortgages in those states were... sorry.

Let me give you a few danger signs to watch out for when shopping for an attorney:If they don't have a paralegal and or Assistant and handle everything themselves (incl. pick up the phone), stay away.If they don't get back to you the same business day, be careful.

My experience is that a big part of this industry runs on personality and being able to connect with people, and if you cannot do that you will be at a distinct disadvantage over others who can. 

You'll learn all that in your licensing course and it's not that dangerous as it seems.

I would think only having $30k to invest would put me in what I consider as the "danger zone" for a first time investment - meaning I have enough to probably do a small deal but not enough to make a lot of learning mistakes.

If that's the case, this could be a dangerous road assuming you have the money or access to money to make this deal happen.

It's riskier to do that and I think it can be dangerous for someone to try it just because people say they should.
