Sorry one additional item I hit post too soon...The reason I asked about TIA is because you generally want to get a contractors opinion of cost prior to lease during that negotiating phase so you know how much that TIA covers and what you'll be coming out of pocket for.

I had a lot of rain water drainage issues in the past for which I built a french drain /trench drain on the side and back which stopped those drainage water issues flooding my backyard and crawlspace areas(at one point lot of drainage street rain water used to sit many days in crawlspace which used to be pumped out by handyman).

A lot of investors are jumping to secondary lines of insurance coverage and the problem with those is that the companies are based in the Cayman Islands or the Bahamas a lot of the time, and it is suspect that they would actually pay out if the need arose unfortunately.
