I wouldn't recommend any of my clients to jump in the deep in on this.

It will scratch if you push a refrigerator across it (ask me how I know this), but the scratch is not deep or very obvious.

I’ve talked to two appraisers that are hesitant to dig that deep….does that seem normal? 

I would verify comps before going too deep into it.

Ohh - gotcha, yeah I just had a contamination that cost the sellers (I was the agent) about 10k to get done.Basic tank getting pulled should be about 2-3kContamination will depend on how deep it is / how much needs to be removed and put back in and location, ect...

Amazon has a decent one under Amazon basics brand.but if the wood is soaked / deep you might have to replace it in those spots.
