Based on my pay/allowance calculations, I want to keep my purchase price below $215,000, to leave room in my budget for renovations/repairs/taxes/unforeseen expenses, and will base my final purchase price on comparable rental properties in the area.After 3 years, I would classify the property as an investment property, and hold under an LLC - relevant laws permitting, I would be my own landlord.

That should only be true if you are classified a real estate professional or a "dealer" for IRS purposes.

I don't have a specific system in place but I do monitor the classified and all the listings on the MLS on a daily basis and basically keep track of things in my head.

Better chance for IRS to try and classify you as a dealer which you don't want.Also, LLC partnerships statistically are audited much less.
