When I went over to prepare for a showing I noticed there was water damage on the ceiling and a bunch of tiles are busted in the kitchen.

I'm expecting the HVAC/water heating to be a much more significant project, as there are a lot of questions I have that I cannot answer about whether I'd need to expand the gas service or electrical, whether I can run small-duct high-velocity in the ceiling easily or possibly along the ceiling inside the unit instead of in the walls, etc.If possible, we also would like to install in-unit washers/dryers in the first and second floor units.I don't know if any of the above would require expansion of the gas or electrical service to the building, or how I would go about setting that up.

Not Sure Victor, the roof isn't falling apart but has significant leaking to two of the townhomes which can be seen on the ceiling sheetrock. thanks for the feedback I will follow up with my credit union.

Rents (below market): $4,300Mortgage: $2,600Reserves from rents set aside: $600 a monthWater/sewer/garbage and shared laundry room electricity: $500 a month.Cash flow $600 a month + $500 a month principal pay down.House has popcorn ceilings and the kitchens could use a remodel.

I want to open up a kitchen, gut two bathrooms, get rid of a 35” x 35” closets, and open up the basement (where I have a couple of walls, floating ceiling and carpeted flooring).Your opinion would be greatly appreciated.

Hey guys, I have some tenants who have been giving me problems since they moved in, and just recently have notified me that the ac (located above the master closet ) is leaking into the closet ceiling.

Tried in vain to figure out how to add a bedroom on main level  - no go.  9 foot ceilings in basement but big money finishing didn't make sense for flipping. 

(Wiring in the ceiling needs fixed as I have installed a new fan but that is the extent of my electrical skills)Any suggestions or comments would be greatly appreciated.

Larger box spaces tend to take longer to lease out as bigger companies are slower to move and rent is typically higher compared to a larger pool of smaller tenants going for the regular type spaces.National tenants tend to want brand new buildings with higher ceilings for storage and shipping.
