As the seller, both primary and HELOC are with BOA and we are due an answer in 7 days (according to BOA/Equator).Question: What could prevent Freddie from NOT accepting at this point?

Yes a friend of mine just bought a house for 10 percent down by getting a regular mortgage and a helco at the same time a broker got it for him.and now BOA has a program for low down payment on a primary residence options are out there you just need to talk to a good broker.

@Brent Coombs I checked the statement before posting.Its a 15 year loan, the rate is super cheap 2.75 fixed as I paid up a few upfront points (seller gave closing credits which I wanted to use up) Original principal balance:$204,000.00Current principal balance:$134,714.49Current interest rate:2.750%Amortizing schedule from BOA, another 6 years i only will have 50K left on a home that would be worth around 500k .

I used a smaller bank, Old National because they had the best rates, but I know the bigger banks (chase and boa) have tightened their requirements for HELOC loans and Wells Fargo have temporary stopped even offering them.
