I think you are on a right path but you need to rethink things and get some experience under your belt. 

I don’t have any MHP under my belt but I am definitely interested in the space and am learning everything I can.

I'm a new investor (and now agent) with 1 deal under my belt, which is a buy and hold rental. 

@George Blower Is there an issue if the fund (506(b)) only has one individual with different entities, such as personal and pension fund money?

I really want to go ahead and get pre approved for an FHA loan in order to buy a house hack, but we are still working on saving capital and due to our budget limitations, I am fearful that in order to get approved we will have to wait until my wife has two years of income under her belt and both of us can be on the loan and we can do our first house hack.

There are definitely some distressed properties that could use some love when I get more experience under my belt.
