A negative cap rate has existed for years in Asia now.

Anyway, i am from ASIA and looking to invest in properties for cashflow in US.

And, we’ve done it all as long distance investors from SE Asia where we serve impoverished families in our clinic.

Asia is anything but stable my friend. 

Much of it was keeping folks mainly form China and Asia from getting taken by land sharks or land geeks. 

It would also tend to make it be less Asian because foreign students tend to be Asian.  77% of foreign students are from Asia if anyone is interested.I also said Experian will say exactly what they say on their website. 

I’m a broker in New York City, and I’ve put plenty of folks coming from Europe or Asia into apartments ranging from 3-6k a month with no US credit history and all kinds of creative work situations.

@Joey Tuckey, I know this is geared more towards residential than commercial, but when I was living in Asia for a while I got a little restless and ended up doing a few wholesale deals all the way back in Indianapolis.

Then Asia, particularly China and finally the US will follow suit.
