I've seen great looking properties that were very well taken care of, and I've seen houses with rats, food, bugs, and spilled alcohol everywhere. 

I used to rent in a building with college kids in it, I’d say they are kids and once they have some alcohol in, u really don’t know how the party would go ;)

Alcohol was involved, my renters are refinery contractors. 

Now imagine 30-40 people + alcohol and being 18-22yrs old. 

Alcohol, sex and tobacco went first. 

You should buy the property and demand that the church moves so someone can open up a pot shop that also sells alcohol and guns.  

It's expensive and the odour is most strong (a well ventilated area is a must), but being alcohol-based, it dries quickly and the odour dissipates in short order.The fact that it dries so quickly is what gives the good coverage.I just primed an old - previously varnished - linen last week ... one coat, no issues.

You could have a no alcohol policy in the lease if you so desired.Just my 2 cents and good luck in whatever you decide.

Don, I am very sorry to hear of these struggles, as drug and alcohol addiction has and will continue to ruin many lives.

On all of the ones I've dealt with, you can slide the magnets out and try to clean the magnets and the metal up with denatured alcohol.
