The title commitment may have many exceptions, but the Bank is comfortable proceeding forward since hopefully the sheriff's sale will divest the junior liens and make the exceptions moot.Note that I'm assuming the sheriff's sale here involves a lender foreclosing on a first-lien mortgage.
