From everything you say, if you did enjoy accounting then it does sound like it makes sense to get your masters and try again.But of course you have to pay the bills today, too.Is there any way you could work as a junior accountant in a firm, while you also pursue your MST or other advanced degree on nights & weekends?

I suppose once in a while you can find a foreclosure sale that's for a junior sheriff's sale (meaning you would buy the property subject to a first-lien mortgage).

The title commitment may have many exceptions, but the Bank is comfortable proceeding forward since hopefully the sheriff's sale will divest the junior liens and make the exceptions moot.Note that I'm assuming the sheriff's sale here involves a lender foreclosing on a first-lien mortgage.
