You sell it.Or a JV Partner like a Doctor, that puts up 100% of acquisition and rehab, you find it, sign the seller up, supervise the rehab, hire the re sell agent, sell it, split net profits 50 50.Go to your REIs and say"I am looking for 2 types of people:Private lenders, 12 % a year, 65% Loan to ValueJV Partners for 50 50 split, I do all the work, we split the profits.Any takers?"

A person that works for an assisted living company called us asking if we would consider renting the home to them, but they would use it for 24/7 assisted living home.some of the details are that they will have 2 twin beds in each of the 3 rooms. they have supervision 24/7. i have only 1 bath in that home.any ideas what the negatives would be?

I don't need to be on site supervising standard finish work, and unless I missed something in the demo phase (Which happens rarely), by the time the lockout crew gets done the house should be done with very little or no punch out.

Everyone's business is THEIR business to run as they see fit.At the end of the day you take the risks to reap the rewards but also the liability.Usually I have my property manager onsite to supervise the work which helps.I don't believe you should let handymen work free range without supervision.

We even encounter areas where the number of unrelated parties can be even larger when there is an established shared living relationship that is of a permanent nature (think a group of intellectually disabled adults who will live together with some supervision - that can be a "family").Figure out the definitions, then see how those definitions are violated, and then report it to the proper authority.As to whether they will enforce or not, once a legitimate violation is reported properly, it is some gov't employee's job to address that violation, and then correct it.
