Thank you for all the wise, sage advice.

My question, how do I setup the email function on the old version ACT Sage 2010? 

I joined this site because I am amazed at how willing the sages here are to forfeit their wisdom and experience to newbies, and I am also taken back by how eager newbies are to communicate their experiences as they take their first steps into REI.

Sage,I have similar breakdown sheets and could lend you my opinion of yours.That said, over the years, I have become quite good at this and can just walk through a house and add it up in my head these days (excluding major issues like foundation, etc.)

I only have 0.02 cents to add to the sage wisdom already offered.I strongly give a booyah to what my brother Rob K wrote.It never gets better with a problem tenant.
