I work for Century 21 Pro Service in the Commercial Division (not a big fan of selling residential, but i do on occasion).

On one occasion I did accept a nice dinner after the fact.

I've run in on three occasions and it worked fine.  

The auctioneer scolded him because apparently he had done the same thing on multiple occasions in the past.

If you are using a more "budget PM" who just does drive-by's on occasions, then I would certainly recommend visiting yourself more often.Lastly, I usually recommend that our client's do not let the tenants know that they own the home, and definitely do not give out their contact information.

But this tenant went into the city,into rougher neighborhoods at times, and on once occasion was held up.

The family uses the STR units on occasion and let family and friends stay there. 

We may on occasion purchase the finish materials but we will generally give the GC the finish list with a Not To Exceed Price & let him pick it up himself.  

So, on occasion you will be able to buy with a traditional mortgage and BRRRR, but most of these deals are going to be cash deals.

It's very beautiful so on the rare occasion I get out there for other business I can't help but look at the properties with serious deferred maintenance and wonder.
