If you look for more singles and doubles and occasionally are able to hit a home run, then, in my opinion, you will win a lot more games (have more success with investing).

I do the occasional flat-fee MLS listing for him (not turnkey though), and I have not seen any of his completed renovations, so I cannot speak to the quality of the work being done.

It's rare, but occasionally you can find a value add play where you'd be buying into a property with much lower than market rents where you have to do a renovation in order to get higher rents, and then you can get the 1% rule.

The neighbors asked if they could use it occasionally the lot for cookouts, birthday parties, etc in exchange for them mowing the lawn and doing yard work. 

There are several brokers on BP and anyone in the business will have occasional deals they cant do or notes they want to resale or notes they will hypothecate.

Not sure what your market looks like but here the occasional HUD or Fannie Home Path foreclosure still pops up from time to time.

Assuming that you are not a general contractor by trade, you can either gamble big money that a house is ok, or you can accept that you will lose an occasional deal to some maniac who doesn't want to do an inspection. 

My PM refills the units if the tenant does not last for six months for some reason and it occasionally happens for different reasons.
