Having an LLC does nothing if you don't have the funds to hire competent legal help, mount a defense, and then WIN the suit to protect your assets in the LLC (or your personal assets if they pierce the veil). 

Did you try the services of a professional carpet cleaning service that has truck mounted water extraction equipement?

@Kevin McNeely - if you keep the sliding door, be aware of the Texas property code for sliding glass doors: requires either a handle latch where the door closes OR a security bar; AND it requires a pin lock (mounted on the frame on the side opposite the handle).And be darn careful putting the pinlock in...we had a glass door explode on us when drill met glass...we now have a French door in its place (goes better with the finish out anyhow, oh well)Andy

This gives lots of time to move things based upon his/her feedback before any wires are run.We pull all the (new, replacement) wiring, mount all the boxes, etc. with our own folks and call the electrician back when we are ready to hook things into the panel and/or before we start to drywall (if we are using closed cell foam insulation, we'll have the electrician come through before the insulation is sprayed).
