I've heard of people renting rooms in a large house like this to students, particularly serious ones like lawyers or med students who are looking for simple accommodations and quiet for studying.

You've picked South End, West Hill, and Albany Med neighborhoods. 12208 will tend to be much higher prices, rents, and better condition (very generally speaking) - it is a large zip, so depends where you're looking within.

Maybe it's highway access...closer to I-35 ramp, the home type Alex alluded to be a little more diverse, and lastly maybe attracts more Med Students at Ku Med??

The area was very rural at one time but has now become just outside of town and a very desirable area for med pros and techies.
