@Jack Mi: my first impression is anyone that is buying a deal at a 4.5% going-in cap rate with 7% interest rate is anything by conservative.Now, there are so many details missing that it is impossible to give any true thoughts.The things I like:No up front fees, so less motivation to simply transact10% Co-invest is pretty good80/20 (assuming there is no second hurdle) is fairly good.Things that give me pause, based on what is actually presented:Going-in cap rate is very slim.

I tried to find a qualified tenant around May for about a month, I had everything in place (application, rental criteria, lease agreement, background check co., tours, etc) however, many applicants had evictions and poor credit history (low credit score doesn't bother me, but when you have 7-10 credit card and personal loans in default, it's a serious red flag.)

It depends the location but I recommend Co-living (renting by the room connecting like-minded people to live together) or STR.

@Carlos Ptriawan I’ll answer as best as I can from the perspective of a borrower (I’ve borrowed on bridge debt way back in the day), GP of 4,000+ units (75% of which I sold in 2021/2022), LP (I have passive investments), and lender (a mortgage banker I co-founded did over $2 billion prior to selling in 2022).
