What about subject-to gives you anxiety?  

Over the course of the renovations I made numerous mistakes, learned a lot and had a tremendous amount of anxiety and stress.

Sounds like anxiety complaining  issues nothing to do with real estate.Follow the path of your story you didn't want to do it in first place and then just made the best of a bad situation and kept trying to fit ...in( the more you fail the more successful)This Game is Not for You.

Hi everybody, thanks for your input, here's the updated news re: the 4plex.I ended up getting over my initial anxiety and signing a contract, and then after an eventful weekend the seller backed out!

David also makes a good point about using your time overseas to build up knowledge and capital, but it's up to you when you feel comfortable diving in - the first time will always be the scariest, so just be honest with yourself about the amount of risk/anxiety you can handle right now vs. the potential benefit of putting your money to work sooner rather than later. 

Meanwhile my wife and I are are quite anxiety over this as some permits can cost over a thousand dollars and the verbiage mentioned permits(s), meaning there could be several.I'm thinking the the worse case here is we'll spend $10k+ to get the permits needed, or we'll need to convert the property back to a single family.

I know I am asking alot of questions, but the unknown is giving me anxiety seeing as how I'm looking to do my first BRRRR from out of state!
