Subject-to Transactions..."why" or Why not?

So...In creative finance; "Subject-to" is probably the most mis-understood acquisition tool AND (in my opinion) second only to the Lease Option as the most powerful/flexible tools available.

It both scares the heck out of folks & has created some of the most profitable transactions/acquisitions I have ever seen!  

What do you love about subject-to?  

What about subject-to gives you anxiety?
