Problem is, the lender I am using wants me to use my LLC for the purchase otherwise I wont get funding approved. 

Meaning they wont manage your property but, they will rent it out for you and get the rents that you want.

(reconciling wont solve this issue because for every expense in bank account, we will need to create a manual entry anyway).

I dont know why they wont send it . i have been calling them  for the last 3 months and they keep saying they are busy but eventually they will send it but i dont believe them because i have been waiting for 15 months..Should i  sue them?

If the place has old molding work from 100 plus years ago probably csbt go lead free without removal which is a pain and wont be allowed if doing a chap.   

In my market I suffer what is called the "Sandhu Syndrome". 

South Florida Realtor here (palm beach county) - Most of the apartments wont qualify for a first time home buyers / FHA situ and you will have to go conventional.Also the reserves might not be there for a low DP either.The deals unless you find an absolute gem just aren't here.a current property I have - 15 via de casas sur, unit 104, Boynton Beach - currently selling that after a rehabbought for $145k - totally in it for $190k - should sell for 210k (and would rent for 1800-1850 but has a $370HOA) the opportunities are here in South Florida but not often with a condo or townhome as the HOA's kill the return.
