It's extremely common for buyers in the Austin market to waive the appraisal contingency to win in multiple offers, which means they are removing their right to terminate or negotiate if the appraisal doesn't meet value. 

Whatever you want but make sure to celebrate the wins along the way or you will burn yourself out.

My current options are a 0% APR credit card or a personal loan to finish and then cash out refi and then pay them off after.

Also when buying you don't pay the agents commission but the seller does, so its a win win for you and your agent.

@Sher J. that’s been my main focus these last few months just knock down credit card debit.

@Bruce Woodruff  we have a checking account that my partner deposits the money into at the beginning of the rehab and I have a debit card and check book that I write checks out of to pay contractors/subs and use the debit card for materials.

Then look honestly at money on hand like the income from the airbnb, your next paycheck, savings, credit card limits, etc. 

I am unfamiliar with Innago, but I use Zelle which was really easy to set up and use (all you need is a debit card I believe).

Call the authority....it's that easy.Since you spent a lot of time, effort, money getting your license, you may be able to go inactive with the association and loose your MLS and key card access, but still keep your license active and earn referral fees with your broker.
