Now I am in a financial situation where I am ready to invest.I know from experience that networking as an entrepreneur/investor is vitally important.  

From my experience (limited to about a dozen properties tested) lead paint isn't in the drywall paint, but may be in trim paint (windows and doors) and occasionally in siding paint a few layers down.

Good insurance is just one layer of protection.

As necessity is the mother of invention, a trusty meat tenderizer works just as well.So this is my kitchen in all of its glory: three layers of wallpaper and an eighth of an inch of paint.

I believe in doing things right and wanting to make a place my tenants can call home so out came the layers of particle board, drywall, and then plaster and lath.

That will ensure they're paying people and provides an added layer of coverage for you the owner.Good luck!

I can't say how old the roof is because the building is probably 60 to 70 years old and it's been patched and layered so many times I can't tell.

Albert D.I'm not entirely on board with the concept of taking passive income and layering in personal services to yourself so as to create active income capable of supporting a Solo 401k.  

Nothing is ever perfect, the returns are likely much lower, but it’s one extra layer of protection. 

It's easier to just lay another layer of plywood over the floor than to replace sections.You might be better off paying more for one in decent shape.
