I think the issue might be that certain tenants are hogging the bandwidth, but there is no way that I know of for me to check and manage that for each user.

After reading the fine print and looking into the topic it seems I will not be able to use rents to qualify for a conventional loan.

You are not going to command higher rents if you provide cleaning, it will just be perceived as intrusive.

Hello BP users,I am a new investor just starting out.

It may even be a superior building to all the comps and the buyer can rightly command a 9.4% cap rate or it could be inferior to all the comps and you should not pay 9% but closer to 8.6%. 

Any suggestions on great software that is user friendly and excellent at keeping track of these expenses over time and for multiple properties? 

Maintenance crew suggested installing a waterproof wall between vanity and tub, which to me seems a bit awkward and not super "user-friendly".Any suggestions or creative solutions (but affordable ) to stop the water  ?

They leave out expenses and use rent roll instead of actual rents.
