The one mentioned had an accpted offer put in literally days before I would make mine and was a solid one so I consider that one lost.

In the majority of my deals, I can usually find solid lease option buyers in less than 30 days, so marketing an option now that can't be exercised for two full years is incredibly premature.

I do believe this one though has a solid 15k to 20k as is value.

However, I like good, solid, SFR purchases in nice areas. 

If your marketing is great and there are solid leads in there, you will make 1000x whatever you pay someone compared to what you lose by missing the call.
