One example recently is at 2 different properties home passed with no carbon or smoke in kitchen was told not needed as it wasnt required just needs to be outside kitchen and same location has boarded windows in basement only no violation but another location different inspector wants a carbon and smoke inside kitchen even when directly in next room and also wants natural light in basement because windows are boarded.

You buy on actual value today that has been proven over a long period of time ( years).The upside and smoke and mirrors they are selling you do not base offer price on future potential.Once some brokers/agents get the commission you are left with a dud.

Paying it down ~$700 a month will take quite a while.I'm just thinking living debt free would allow me to travel without having to worry about issues with tenants (I currently manage the property) and have piece of mind that I wont have to wake up in the middle of the night to tenant's phone calls.

Several years ago I had a fire in one of my units, the water and smoke damage was extensive the whole building (two unit) had to be gutted and rebuilt. after spending two months of going back and forth with my ins co I finally settled on an amount sufficient to rebuild the building.
