Do check the county property appraiser site to be sure their info. on structure/size matches to what's there.

Its a 4 unit, so I suppose I'll be looking at comps all day to see how it sizes up. 

You may be better served leveraging the $25,000 into a $125,000 buy and hold property or use some of it to launch a marketing campaign to wholesale, wholetail, or BRRRR.  

Some climate is of course is impacted by elevation so it's not exactly cut and dried but generally that would serve as a guide.BTW I vote for Denver but I'm biased and I know we don't have the stock of multis that other older areas do.

Generally , these homes should be close in location, layout, size, age, and condition.

You mean you can't serve them notice and wait 30 days????

Also something I didn't mention is there is a generous sized fenced in back yard with a garage.

Generally its safer to process applications first come first served, so make a decision on this couple then move onto others..This is just my opinion, I have just done my first tenant turnover and it was enlightening.
