I am familiar with the arbitrage concept but have never heard of this outfit and wonder whether anyone on here has had any experiences with them or can give any insight into whether they are reputable, reliable, etc.

They are thieves trying to take advantage of out of state investors.Sorry to hear that….I had something similar happen to me on a flip I was doing before I was able to find solid and reliable contractors.

from now on, even after I get a new and more reliable property manager. 

At this point, I am just trying to find a reliable contractor that won't rip me off that can just get the house to a point where it can be sold or rented out.

My biggest challenge was finding skilled, reliable labor.

Bottom line, don't look at social media and expect good, reliable info. 

Can also still be removed with enough time3) Chain vicious dog inside---Someone then has to feed, water and cleanup after it. 4) Housesitter---Can be challenging to find someone reliable that wants to basically camp out in a house under construction

I have just analyzed the last 15 years of MLS data for a YouTube, and even tough I am well aware of the pattern and have been taking advantage of it as an investor basically every year (80% of my purchases are in Q3 and Q4) I was still shocked how reliable it shows up in the data every single year without fail!

I don't think there are enough projects like this to find reliable owners to share this data.Flex or small bay is your closest comparison, its a lot of work to herd these tenants into compliance, billing for usage, common area rules, trash, etc.Not worth the squeeze, just get a single tenant and move on.
