We all have the same REI education; so, we all know how to do a proper analysis and develop a presentation for potential private lenders (banks aren't lending to investors these days).

There isn't really a "Best" when it comes to investing - There is a lot of "Personal Preference" so find the neighborhoods that meet your specific goals or interests - that may require some legwork or research on your part.... or cast a wide net and pick a deal that presents itself regardless of neighborhood - If you find a good deal anywhere in Spring, the specific neighborhood should not discourage you from moving forward on a flip

Yes many are giving the wholesale business a bad rap because of the lack of knowledge and unprofessional presentation but there are some good ones out there that have quality properties and get deals closed. 

They go and find deals in your price range and then present all the numbers of the deal and you select which one you want to offer on.

In additon to the appraiser having knowledge of a renter being present day of inspection or on the mailing address.

I was speaking in generalities about the way most deals are presented and definitely not specifically about any deals of his.  

You can fake it pretty well with some of the BiggerPockets calculators, but I'd recommend building your own spreadsheets and presentation tools, because it will force you to really understand the details.

@Daniel LynchYou could present it to her that you are a team building (saving) towards the next investment and if the bank sees a lease for half of the duplex it will make it easier to qualify for the next purchase.
