For anyone that has been living under a rock recently, lumber prices have tripled since the beginning of last year, peaking at a little over $1700 per 1000 board feet.

We will be using a HELOC to finance 100% of the purchase in the name of speed.

I don’t know if this helps but I guess what I am trying to say if you do your homework you will not regret it there might be some speed bumps but as long as you keep moving forward you won’t look back!

Can't provide any detailed water usage (days, times of peak usage) info again because of the transponder.I sent an appeal letter to the city and the only thing that they will do is re-invoice the 105,000 gallons at 1st tier pricing, which lowered the bill from $678.58 to $511.35.

What does your investment look like when you are charging someone $80 in peak season just to keep some money moving into your account?

my tenants are moving out June-end and I am looking for suggestions on what quick upgrades I can get done (for the best bang for the buck), as it's peak time, and I want to get it rented as soon as possible.  

Milpitas is better, in terms of service and speed.

Also, September lumber futures closed limit-down at $852 today, down almost 50% from the $1,686 peak on May 7th so I'm not sure how long the high costs of lumber will keep supply down.
