If you are not able to use your common sense to know what to do to avoid this happening again, then you likely should get out. 

We are in Rockland County just across the bridge and opted for a 3 family for the high costs in the area as opposed of a 2 family, but are not able to make money on the unit for now.. one apt covers the taxes in rent, the other unit covers the rest of the mortgage and we live in the third apartment.

They are never willing to sign a personal guarantee and are not able to meet the qualifications of three times the income for the home they live in plus the house they are calling about.
