If they don't let you in for obvious emergency service,, then I would post you are doing a emergency eviction action for Cause,, failure to permit entry.A emergency entry is just that.. you can enter and service as needed, water leak, heat, close up / secure building..

We are buying a 48-unit apartment building in Beloit, WI just south of Janesville and are looking for a 3rd party contractor to fulfill the responsibilities of everyday maintenance of the building (fix minor items that are broken, leaking toilet, change locks, clean or coordinate cleaning for make-readies, painting, etc), as well as basic manager roles such as showings, move-ins, move-outs, etc.

You left out Georgia but I agree with everything Jd Martin and Fred Heller wrote (except we don't have foundation problems).In addition, the only issue with freezing are HVAC units in the summer when tenants don't change filters regularly (or the unit develop a leak of Freon).

I assume it's going to need paint (duh), probably some flooring work, there's going to be some rotten siding or water leak in the house somewhere.

There were a few incidences, one being his refusal to fix leaks in the sink, when they were locked out of the front door (outward-facing knob was not working) he was still non-responsive.
