Last year s&p was up over 20% (25% or somthing) --- phenominal. 

We have been seeking more a more passive income stream for the last couple years and are planning to unwind (sell) our portfolio of single family rentals.

Perhaps I will send over the loan agreements for the nearly $13M in real estate debt I originated in the last 90 days as the sole gaurantor so you can point out where I tripped up and perhaps you can even explain to me what I signed :)

Plus then it's new and lasts trouble free for decades. 

You figure out the ARV by getting comps(properties recently sold in close proximity to the property you are considering, with similar features - Bedrooms/batrooms/square feet/etc. and sold within the last 30-180 days).

PPC is getting quite competitive and expensive so I don't know how long it will last. 

I'm a part time Realtor and a  novice investor (my live in 3 family I bought as a foreclosure 203K last year).

For perspective, this home was valued at $40,000 when I bought it last month and I feel I can resell for $100,000 right now easily.
