Get the best job you can, start saving up some money, and then when you're ready, house hack.  

Shortly after purchasing my home, I got a great job opportunity in another town an hour away from where I lived.

I want one of those homes that are nice.

They lost their job during COVID and never sought additional assistance.

No prior experience investing experience, have always just worked a regular w-2 job as a welder.

Not a ton of inventory so if it's priced right and nice it'll move

150k would get you a down payment on a nice property.
