It has not been fair that an agent who has absolutely no background with investing, does not know market rents, has never gone through an eviction, never rehabbed 3 houses at the same time or has managed a portfolio for 15 years, is not able to provide any guidance or help with investing strategy gets paid the same.I have been an investor for 7 years before I got licensed and I know how useless many agents are.

If the landlord has three bills and they show a significant drop in use around the time the home froze, that would indicate the heat wasn't being used.

I personally did not use an assumption company to assist with the transaction, but that is an option if you encounter a lender who is not too thrilled about helping you through the process.I was able to assume a loan with a 3% rate during a time when rates where in the high 7's!

If a deal doesn't work if you have 3-4 worst case scenarios in plumbing, electrical, etc... then it wasn't purchased well enough to make it worth the time and effort.
