I will say, we have been successful in finding and buying quality listings via platforms such as loopnet and crexi but it seems that well has dried up a bit. 

They cause damage and usually leave a god awful smell (along with hair) when the tenants vacate.

Now is probably time to keep some powder dry to deploy at right time.

To purchase a property in the dominican republic you only need 3 docs certified:1- certified of title ( Titulo y deslinde )2- certified of lien (Cargas y gravamen )3- certified of taxes ( IPI )if you get those 3 things you can get the information on the web portal of those institutions and get the information if those are original and are right and if are right you can buy without problems another way you can get a mortgage is with the bank and the bank makes everything for you.I do investment in DR I live in Punta cana if you need more information pls let me know 

Today they called to tell me that the washer that came with the house leaks and the dryer doesn't adequately dry the clothes.

I found a good dry wall guy that way.

I drilled 1 weephole in the area that water was flowing out of...and it seemed relatively dry inside.

As long as your basement is dry (no water getting in) you should be find to insulate and drywall.
