Not sure what the lawyer had to say, but make sure the seller has a lien or deed of trust to fall back on with foreclosure terms stated, otherwise it's a judicial foreclosure. :)

and if she doesn't execute the new lease, then the letter will serve as her 30 day notice to vacate.In addition, I would quote the clause in the lease that discusses your ability to have the property shown to future tenants and advise her that she can expect showing to occur throughtout the month of Sept.Also, I would schedule a formal Safe and Clean inspection (do this via separate certified mail) to ensure that the property is at this time in good condition.Remember... as a landord your number one job other than maximizing your rents is to keep your tenants on your agenda... not theirs!

The subject house is 1,842 and no formal dining, while the two comps are 2,235 & 2,249 have formal dinings and the rooms are a little bigger.
