@Benjamin Branson I would be careful in one area, you don't want to encourage the current owner to go out and sign new long term leases.

We met a lot of great people on Bigger Pockets along this journey, and they have been very helpful in answering my questions, giving me advice, sharing contacts and other useful information, and providing me with encouragement and moral support.

In the first one you should encourage her to evaluate the deal on its own merits and circumstances and offer terms she would be comfortable with.

I don't know what Texas law says, and again I am not a lawyer and encourage you to seek real legal advice, but it sounds like they destroyed a fence on your property.
