Some R22 condensors can still be found, but if the SEER rating is not the same as what your existing coils can handle, then you'll still be faced with having to upgrade the coil to a compatible SEER rated coil.Most insurance companies won't pay on a claim of theft, but they will pay for vandalism.

I've done some major upgrade in my own residence (Almost doubled the original square footage) and I really learned the hard way, trying to be my own contractor...I now, like Jon Holdman, buy neglected properties, rehab and rent them.

After repair value is "when complete" value.So ARV may take you slighly beyond CMV (CMV is also based on CNV Current Neighborhood Values) for example you can repair or upgrade a home beyond CNV.I had a fellow Loan Officer friend when I worked in Scottsdale, AZ during the loan frenzy.

- Is the ARV the exact same thing as the market or retail value of the home, and how much will the quality of repairs/upgrades (no serious remodeling of the home, just keeping it simple) dictate the ARV?
