The lease is set up to call out a pet (with the total rent showing the advertised rent plus the $30 additional pet rent) and an extra $300 non-refundable security deposit (specifically called out in the lease for Cleaning).Now, the tenant's dog is moving out of the house to another family member.

Have them let you know of any potential trouble items such as dogs on the restricted list, requirements for lead safe certification, etc. so you can address them with the seller before you close.

Things like:Location (dist to the coast could be an issue, fire protection in that town, etc.)Updates to the systems (knob & tube wiring, Aluminum wiring, fuses, asbestos siding, roof over a certian # of yrs, etc.Tenants (do any have breeds of dogs that will be an issue, are students an issue, etc.)That info will help when evaluating properties.
