The CLUE database lets insurers see any claims that a new customer has filed within the last seven years.Under the federal Fair Credit Reporting Act, C.L.U.E. reports can be accessed only by the owner, insurer, or lender of the property so I'd put that in the offer contract if it isn't already in there.

In Atlanta, GA - Do the database providers (FMLS/GAMLS) allow a unlicensed assistant (upon formal request by a licensed agent and broker) to gain access to MLS under your own login/password?

If the estate is administered under the IAEA (Independent Administration of Estates Act), which the vast majority are, a Personal Representative will be appointed (almost always the person or substitute, the decedent recommended in the will.)

I have used Bettencourt, O'Connors and a local CPA who is a real estate investor, all on contingency (but Bettencourt charges an administrative fee up front). 

Looking for a tool that helps create them (with state specific info),  integrates or has an digital sign  tool, parses the data into a database, reports on them and stores them.Ive used some of the inexpensive online lease creators and while they are good for one off lease creation they aren't a good solution for a landlord who has 50+ units.Any suggestions would be helpful.Jay

Get your license and start building that database over the next two years. 

Administrative costs, fancy offices, filing costs, etc.

I've looked at eXp's Commercial but dont need their $250/mo technology fee as I work with a developer that has Reonomy and I've built my own CRM and leads database.
