It's normally a pretty worked market from investors.The fact that you have to go to the courthouse actually sounds like an advantage as not as many people will be doing that, but there may be vendors that source the data.Do some bigger pockets searches with respect to probate data and letters, the questions you're certain to run up against in the next few weeks as you try and put it together.As for filing those leads, good luck, lol, it's a bear any way you do it (as I recently discovered).Best of luck, JTM

The "average rental data" in the town on data I can find is, I'm assuming, based on this one, 1 bd 1 ba unit.... $550.

One way to mitigate this is to make sure your listing agent prepares comps and property info for the appraiser - most appraisers are happy to have as much info about your property, the neighborhood, and surrounding properties and comps, as they can get their hands on (more data usually only makes their job easier).

The potential rent is 1,700 a month for both units but since I will be living in one of the units it's more like 900 maybe even 975. 900-975for the 2 beds 1 bath800 for the 1 bed 1 bath my unitseems like the best way to go about this is maybe calculating an offer price in which one rent will cover the mortgage and I have to assume all the additional costs with the data to support that property will cash flow once I move out and rent it out.
